The Buying Process-Simplified.

FINANCING-Get pre-approved, not just pre-qualified. Go shopping for a mortgage. You'll find out how much you can borrow, which has a lot to do with how much house you can buy. Sellers favor buyers that are pre-approved.

PLANNING-Analyze your needs: Determine desired home and neighborhood. We'll help you determine exactly what you and your family need in your next home. Taking that information into consideration, you are ready to embark on your home search.

SUBMIT OFFER-Now that you've found your dream home. It's time to make an offer! We will help you determine the offer price by reviewing comps. Once your offer is made you need to negotiate with the seller to reach an agreement; which is our specialty.

CLOSING-Make final closing payments and sign remaining documents. Closing is where ownership of the home is legally transferred from the seller to the buyer. Upon closing, we will give you the keys, so you can start moving and enjoying your dream home.

What to Expect When Buying a Home

We've all heard the saying, "While you're sleeping on it, someone else will be sleeping in it." At no other time during the last eight years of residential real estate could this be more accurate. Nice homes that are priced right and marketed correctly are flying off the shelves. Multiple offers and final sales prices over the listing price are happening more and more.

This might be a surprise for buyers, considering they've been told by their parents or colleagues to start their offer at 20 percent below the listing price. This is a crucial item that Bruce and his team like to go over at the buyer consultation meeting. We want to have the discussion, because when you find a home that you love, there is a good chance someone else loves it, too. Not only will this set you up to get the home that you truly want, but it will make your life easier when it comes time to write a strong offer. You're not hiring us to negotiate; you're hiring us to get you the house that you want.

Bruce imagines home buying to be much like purchasing a car. A home, like “the” car is something you’ll be in for a long time and represents your personal style. He listens to what you want, then tailors a buying strategy to help you find a home that is a perfect fit. Whether you have the financial strength for your dream house, or have a creative wallet to renovate a budget-friendly fixer upper, he will walk you to the American Dream of homeownership.

First, Bruce and his team will start with a buyer's consultation either in person, over FaceTime, or over the phone. In this buyer's consultation, he will get a sense of what your interests are, what you’d like to avoid, how much you’re wanting to spend, and where you want to live. In other words, he tries to determine what home fits you.

After our conversation, he and his team search our own listings, listings of other Realtors, as well as properties that are both coming soon and off market to size up the market. He will keep you posted regularly via e-mail on homes that we believe you’d like, and stay abreast of changes in the market while making alterations to our strategy when needed.

Once you’ve found your future home, he'll get to work negotiating the best possible price for you. In addition to negotiating for the lowest price, he and his team will inform and guide you through the home buying process. Speaking of the process, many people are needed to make the process run smoothly, and we have the perfect formula to make the process very simple and easy.

Bruce has established relationships with good, honest, and hard working people with whom you can trust to help you out. From mortgage brokers to title attorneys, from insurance agents to home inspectors, he has developed a network of preferred partners to ensure that you’re never alone and never in the dark.

Bruce understands that when it comes to your home, one size doesn’t fit all. Once you’ve purchased your new home you’ll likely want to make some changes to personalize it and make it your own. Bruce has spent a lot of time around homes and he knows who will treat your home right. Once the home buying process is complete, he and his team will pair you with trusted professionals who will make any changes or improvements on the home that you may wish.
